The design proposal’s clever tower floor plates provide maximum separation between the towers while also creating a powerful building composition. The four serviced office towers have a strong parkside address, heightening their value, while the two taller office towers detach themselves from the rest of the building composition in order for the massing to come all the way to the ground,
creating an iconic pair of towers. The site strategy’s site circulation prioritizes the pedestrian rather than the vehicle, by creating a network of paths that strive to link the entire site together. By activating multiple levels with pedestrian movement, Plot A and Plot B are knitted together, creating one unified plot rather than two plots isolated by a large central park. Pedestrian paths link both indoor and outdoor spaces, creating a diverse and distinct user experience.

masterplan program areas
The curtain wall facade design for the two taller office towers attempts to accentuate the towers’ verticality, while at the same time differentiating it from the serviced office towers. The implementation of a simple vertical metal fin, along with the vertical slots at all four corners of the floor plate, helps to successfully meet the design intention. Natural ventilation is achieved through the use of a ventilated spandrel facade system which allows for either mechanical or manual control. This innovative technique helps keep the facade simple and free of operable windows
